Terms of Service
These Terms of Service (“Terms”) govern your use of the Landlines mobile application for iOS and Android (the “App”), published by HMB Software (“HMB Software,” “we,” “us”). By downloading or using the App, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the App.
1. What Landlines is
Landlines is an informational reference tool that displays property parcel boundaries and related public-record information (such as owner name, mailing address, and last-sale figures where a government source publishes them) over a map, together with your device’s location.
2. Not a survey; not professional advice
Parcel boundaries shown in the App are approximate and are derived from government GIS data. They are not a survey, are not survey-grade, and must not be relied on to determine legal property lines, easements, encroachments, or corners. GPS positioning on a phone is typically accurate only to several meters. The App does not provide legal, title, survey, appraisal, financial, or investment advice.
3. Public-record data & accuracy
Boundary, owner, and sale information originates from public records maintained by government agencies, not from HMB Software. Coverage is partial. We do not warrant accuracy, completeness, or availability.
4. Acceptable use
You agree that you will not:
- use the App or any information from it for FCRA or comparable purposes (credit, insurance, employment, tenant screening);
- use owner or property information to harass, stalk, intimidate, threaten, or harm any person;
- scrape, harvest, bulk-download, aggregate, resell, or redistribute data obtained through the App;
- use the App for any unlawful purpose;
- reverse engineer, interfere with, or circumvent rate limits or access controls.
5. License
Subject to these Terms, HMB Software grants you a personal, limited, non-exclusive, non-transferable, revocable license to use the App for your own lawful, non-commercial-redistribution purposes.
6. Third-party services & app stores
The App relies on government GIS sources and Apple / Google platform services. Your download and use is also subject to the terms of the Apple App Store or Google Play, as applicable.
7. Fees
If any feature is offered by subscription, pricing and billing are disclosed at purchase and billed through the Apple App Store or Google Play under their rules, including refund policies. This website does not collect payment.
8. Disclaimer of warranties
THE APP AND ALL INFORMATION IN IT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT.
9. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, HMB SOFTWARE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS ARISING FROM YOUR RELIANCE ON BOUNDARY, OWNER, OR SALE INFORMATION. OUR TOTAL LIABILITY WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US FOR THE APP IN THE 12 MONTHS BEFORE THE CLAIM OR USD $50.
10. Indemnification
You agree to indemnify and hold harmless HMB Software from claims arising out of your use of the App or violation of these Terms.
11. Governing law
These Terms are governed by the laws of the State of Florida, USA, without regard to conflict-of-law rules.
12. Changes
We may update these Terms from time to time. Material changes are reflected by the “Last updated” date above.
